Shares of real estate investment trust Arbor Realty Trust (NYSE: ABR) fell 6.3% in the afternoon session after the stock began trading ex-dividend, meaning new buyers will no longer be eligible for the next dividend payment. 

This price adjustment is a standard market reaction. On the ex-dividend date, a stock's price typically drops by an amount close to the dividend, as that value is no longer included in the share price. Shareholders of record on May 22, 2026, will receive a dividend of $0.17 per share. The company has scheduled the payment to be distributed on June 5, 2026. The drop reflects the distribution of a portion of the company's value back to its investors.

What Is The Market Telling Us

The miss was even more pronounced in its core lending operations, as net interest income plummeted 56.9% from the prior year to $38.27 million, falling 47% short of expectations. While Arbor's GAAP earnings of $0.20 per share narrowly beat forecasts, the figure was down significantly from $0.31 in the same quarter last year. 

Overall, the market's sharp negative reaction suggested investors were focused on the steep deterioration in revenue and income rather than the minor earnings beat.

Arbor Realty Trust is down 29.5% since the beginning of the year, and at $5.61 per share, it is trading 55% below its 52-week high of $12.46 from October 2025. Investors who bought $1,000 worth of Arbor Realty Trust’s shares 5 years ago would now be looking at only $320.29.
