“Age is one factor, but it isn’t the whole story,” Rose said. “We regularly see 18- and 20-year-old roofs that were installed well, ventilated correctly, and maintained, and we see 10-year-old roofs that were nailed poorly or built without proper flashing details and are already showing their age. Condition matters more than the number of years a roof has been in place.”
