Matt Teifke Builds TR3 Capital Around Partnerships and Long-Term Ownership

AUSTIN, TX / ACCESS Newswire / September 18, 2026 / TR3 Capital, an Austin-based real estate investment firm focused on value-add multifamily in Texas, is building its business around long holds, operational improvement, and repeat partnerships rather than transaction volume.

Co-founder and partner Matt Teifke has worked in Texas real estate since he was 18. Teifke currently holds roughly $100 million in real estate and remains actively involved in operating and growing his real estate businesses.

From Realtor to Operator

Teifke's introduction to the business came from watching his mother, who raised him alone and built a portfolio of 16 rental homes by the time he was 18.

He got his real estate license while in college and was named Rookie Realtor of the Year in 2012. He went on to earn a master's degree in real estate from Texas A&M.

He founded Teifke Real Estate in 2018. Today he operates four businesses: Tejas PM, a single-family property management company; Teifke Real Estate, a brokerage; Our Deal Partner, a mentorship community; and TR3 Capital.

Across those businesses, Teifke emphasizes long-term ownership rather than short-term transaction volume.

A Multifamily Strategy Built on Operations

TR3 Capital acquires value-add multifamily in Texas, targeting assets where management changes, renovations, expense control, and other operational improvements may improve net operating income over time. The firm most recently closed on 294 units.

Teifke's background running a property management company shapes what the firm looks for. The attention goes to what happens after the acquisition, not just the terms of it.

"I read every page of the loan documents. I move slower. I ask more questions," Teifke said.

How He Partners

Separate from TR3 Capital, Teifke partners individually with operators on real estate deals and has personally signed on the debt in some of those partnerships. He says his role is to bring operating experience, team resources, and hands-on support to the deal.

"Everybody works with me, not for me," Teifke said.

What He Learned From Trammell Crow

Teifke has spent years studying the late Dallas developer Trammell Crow, whose real estate career was closely associated with partnerships and local operators.

In August, Teifke met Crow's daughter, Dallas developer Lucy Billingsley, at a CEO summit in Dallas.

"She said her father cared about people. Not as a strategy. He just did," Teifke said. "I've been saying Real Estate's About People for years. It was good to hear it was true about him too."

That model shapes how Teifke thinks about expansion. Rather than choosing markets first and then hiring into them, he looks for operators he believes are worth partnering with and considers opportunities that develop through those relationships.

The Community

Alongside TR3 Capital, Teifke runs Our Deal Partner, an education and deal-making community for people at different stages of a real estate career.

The community gives participants access to discussions around investing, partnerships, deal-making, and execution.

"Most people won't do it with you," Teifke said. "I will. But I'm not going to do it for you."

His approach is based on giving people a starting point while expecting them to take responsibility for what comes next.

What's Next

TR3 Capital's near-term focus is additional value-add multifamily acquisitions in Texas markets and continued development of its investor and operator relationships.

For Teifke, the measure is not simply the next closing. The broader goal is to build a real estate organization around long-term ownership, operations, and partnerships that can continue across different market cycles.

"You've gotta still be standing to keep anything," Teifke said.
