Dallas Power & Light Flats is spotlighting the historic downtown lifestyle at 222 Browder Street as the property enters fall 2026 with a brand-new fitness center featuring a Peloton bike, according to its current amenities listing. The update adds a new resident amenity while maintaining the property’s focus on residential use within a historic downtown Dallas complex.
Located at 222 Browder Street, the community occupies a complex connected to the story of Dallas Power & Light. Hamilton Properties Corporation describes Dallas Power & Light as Dallas’ original electric utility. According to the City of Dallas Office of Historic Preservation, the complex includes the J.W. Crowdus Building, constructed in 1903, and a 19-story Art Deco building constructed in 1931. City landmark documentation identifies Lang & Witchell as the architect of the 1931 Dallas Power & Light Building. Hamilton Properties states that the former headquarters was redeveloped for mixed residential and commercial use beginning in 2003, with the project opening in 2005.
The preservation and adaptive reuse of the property incorporated historic structures into its current residential setting. Architectural details, building materials, and the scale of the original commercial spaces remain part of the property today, connecting its current use with the history of the downtown complex. Exposed ductwork in select areas, stone finishes and structures, and exposed brick from the original architecture can be found throughout the building.
That history is also represented throughout the floor plans. Dallas Power & Light Flats offers a broad selection of one- and multi-bedroom floor plans with individual dimensions, views, and design details. The layouts still reflect the existing architecture while incorporating modern features intended for contemporary residential use.
Select apartment homes feature ceilings rising more than 16 feet, original terrazzo or polished concrete flooring, skylights, private or multilevel terraces, and downtown views. Contemporary appointments may include stainless steel appliances, solid granite countertops, ceramic glass cooktops, built-in kitchen islands, tile backsplashes, solar shades, and high-speed fiber wiring. Features vary by apartment home.
The community’s amenities include a rooftop pool and hot tub, a pool deck clubhouse with televisions and a prep kitchen, gas grills, a shared workspace with 24-hour coffee service, and the brand-new fitness center with a Peloton bike currently listed by the property and available for residents.
Residents also have access to gated garage parking, a centralized package locker system with cold storage for food deliveries, a pet wash station, and a game room featuring ping-pong, video games, and a golf simulator.
Outside the building, restaurants, coffee shops, boutiques, parks, cultural destinations, entertainment venues, and historic landmarks are located throughout the surrounding downtown area. The central location places the property within downtown Dallas’ mix of residential, commercial, cultural, and civic uses.
Dallas Power & Light Flats combines retained historic building elements with contemporary residential features. Its Art Deco details, varied floor plans, rooftop amenities, and downtown setting reflect the property’s transition from a former utility complex to residential use.
“The history is built into every unit. People walk in and immediately get it,” said AJ Hamilton, president of Hamilton Properties Corporation.
