Dallas Real Estate Developer Tanya Ragan examines preservation, redevelopment, connectivity, and long-term growth across downtown Dallas.

-- Downtown Dallas developer, preservationist, and Wildcat Management President Tanya Ragan has published a new commentary examining the future of the Dallas City Hall site and the broader direction of downtown Dallas. The article, titled "The Future of Dallas City Hall and the Next Chapter of Downtown Dallas," was released as the Dallas City Council took up the City Hall site on its agenda.

The piece outlines the two principal perspectives shaping the current discussion. One view holds that the I.M. Pei–designed City Hall should be preserved as one of the city's significant works of architecture. The other view treats the site as an opportunity to strengthen connections between downtown and the surrounding districts, including the Cedars, the Reunion District, the Dallas Farmers Market, and the convention center corridor.

"This conversation is really about one thing," Ragan writes. "What kind of downtown Dallas are we building for the next generation?"

Beyond the City Hall site, the commentary addresses the larger set of factors reshaping the urban core: connectivity between neighborhoods, convention center redevelopment, infrastructure investment, and continued long-term growth. Tanya Ragan frames these as interconnected questions rather than isolated decisions.

The article also draws on Ragan's two decades of work in downtown Dallas. That record includes the relocation of the historic Liberty State Bank Building near the Dallas Farmers Market and the restoration of the historic Purse Building near Dealey Plaza, both completed through Wildcat Management. Ragan also founded the Farmers Market Stakeholders Association nearly twenty years ago, during a period when much of the southern side of downtown received limited investment.

"I remember personally walking door to door talking to businesses and property owners trying to organize support because I believed deeply in the future of that part of downtown," Ragan writes.

Ragan states that the central question extends well beyond any single building, and that downtown's residents and stakeholders have a direct interest in how the area develops over the coming years.

"Downtown Dallas is entering one of those moments where years of growth, pressure, and change suddenly collide all at once," Ragan writes.
